Legislation changes mean that landlords (or agent) are required to employ a competent person to assess the risks of legionella in domestic rental properties on an annual basis or when there are changes to tenancy.
As a person in control of the premises you are required to :
identify and assess sources of risk;
prepare a scheme (or course of action) for preventing or controlling the risk;
implement and manage the scheme – appointing a person to be managerially responsible, sometimes referred to as the ‘responsible person’;

if appropriate, notify the local authority that you have a cooling tower(s) on site (see ‘Other duties’).
We are certificated by Stroma to provide independent Legionella Risk Assessments and to provide you and your tenant with advice and information on the risks involved to ensure you fulfil your obligations under the :
Health and Safety at Work Act (1974)
